When Is the Best Time to Sell a House in San Pedro?

One of the most common questions I hear from homeowners is:

"When is the best time to sell my house?"

Before we talk about timing, I want to make one thing clear: the best time to sell is often determined by your life, not the calendar.

Job relocations, divorces, and deaths in the family don't wait for spring. Growing families, downsizing, inheritances, changing school districts, and financial changes can happen at any time of year. While some of those options offer flexibility, there is rarely a perfect moment to put your plans on hold while waiting for an ideal market window.

If you have flexibility and your goal is to maximize exposure, foot traffic, and the potential for multiple offers, there are definitely seasonal trends worth paying attention to.

After analyzing more than 9,000 San Pedro home sales dating back to 2010, the data largely confirms what I've been telling clients for years.

Instead of looking at when homes closed, I focused primarily on purchase contract dates - the moment a buyer decided to write an offer. In my opinion, that's the best way to measure true buyer activity.

The Market Often Wakes Up After the Super Bowl

Most real estate articles will tell you that spring is the best time to sell. While that's generally true, I think the reason matters.

In San Pedro, I often notice the market starts coming back to life shortly after the Super Bowl.

That may sound strange, but when you think about it, it makes sense.

The period between school going back in session (August/September) and the Super Bowl (February) is one long stretch of distractions. Families are focused on school schedules, fall sports, holiday travel, Halloween, the World Series, Thanksgiving, Hanukkah, Christmas, New Year's celebrations, and everything that comes with them. 

In that time, we get hit with daylight savings. We go from long summer (warm) nights to the sun setting before people even get off of work. It honestly drains people's energy and motivation.

And of course, us spoiled Southern Californians have to endure the unbearable hardship of 60-degree weather and a few rainy days - that can really put a dent in our moods. 

Putting it all together, people are busy, exhausted, and less motivated. 

Once the Super Bowl passes, the holidays are behind us, the weather begins improving, and people start focusing on their goals again. Buyers begin searching more seriously, sellers begin preparing their homes, and the market gains momentum.

Interestingly, the data supports this observation.

Buyer activity, measured by purchase contract dates, consistently strengthens from February through May, making May the strongest stretch of the year for buyer demand.

Why Spring Is Usually the Strongest Selling Season

Historically, March through June has been one of the most active periods for San Pedro real estate.

There are several reasons why:

  • Buyers become more active after the winter business of holiday obligations.

  • Improved weather encourages people to go out and do things - open house traffic picks up.

  • Longer daylight hours make homes show better and give people more energy.

  • Families want to move before the next school year and ideally before summer vacations.

  • More buyers create greater competition.

The result is often more showings, stronger demand, and a greater likelihood of receiving multiple offers when a property is priced and marketed properly.

This doesn't mean every home will sell instantly in spring, but it does mean the pool of active buyers is generally at its largest.

And the data support it:

Purchase contracts peak in May, with the two other strongest months being March and April. 

Secret tip for San Pedro: late May Gray and June Gloom are a real thing. Many homes in Pedro have stunning ocean views where poor marketing and mediocre showings can really hurt the bottom line when you are trying to get a premium on a view property. Early spring brings dry offshore winds (Santa Ana winds) from the desert that push the marine layer out to sea, allowing the most spectacular consistent views. I’ve made the mistake of taking photos and listing a view property in June - never again. Whenever I have a special view property in the pipeline, I urge my clients to prep and list the home during the springtime. 

What About Summer?

Many homeowners assume summer is automatically the best time to sell.

The reality is a little more nuanced.

June and July remain very active months in San Pedro. However, summer also brings unique challenges.

Many local families take extended vacations this time of year. Unlike the traditional one-week vacation common in other parts of the country, many San Pedro families - particularly those with Croatian, Italian, and other European ties - often spend several weeks abroad visiting family and traveling.

As a result, summer remains active, but buyer attention can become more divided.

And here is what the data says: 

Purchase contracts start to come down from the peak in May. June, August, and July rank in the 4th, 5th, and 6th spot for purchase contract dates - this supports the idea of vacations and prepping for the school year. 

What I found interesting in my research is that new listings peak in June, just as purchase contracts begin to cool down from their spring peak from the #1 position in May to the #4 position in June. Although it is still a lot of purchase activity, it’s a decent drop with the most listings arriving. Maybe these are families waiting for their kids to finish school before hitting the market - it is just interesting that most people are listing their homes after most of the buyers have completed their search.  

The Fall Market May Be the Most Challenging Time to Sell

After analyzing the San Pedro home sales dating back to 2010, one finding surprised me.

It wasn't that spring ranked first. Most people would expect that.

What surprised me was how much buyer activity slowed during the early fall market.

As summer vacations end and families settle back into school routines, buyer activity begins to cool. Sports, extracurricular activities, work schedules, and the approach of the holiday season all compete for people's attention.

This doesn't mean homes don't sell during the fall. They absolutely do. But compared to spring and summer, the buyer pool is generally smaller.

In fact, when I grouped sales into seasonal windows, the period from mid-September through mid-November produced the fewest purchase contracts of any time of year.

Summer and winter experienced roughly 63% more buyer activity than the fall with purchase contracts, while spring experienced roughly 103% more buyer activity.

For sellers, this doesn't necessarily mean waiting until spring. It simply means pricing, preparation, and marketing become even more important when fewer buyers are actively searching.

Winter Isn’t as Slow as You Might Think

Most homeowners assume the holiday season is the slowest time of year for real estate.

While overall activity remains below spring and summer levels, the data suggests winter performs better than many people expect.

One possible explanation is that buyers searching during the holidays are often doing so because they need to move, not because they're casually browsing. Job relocations, family changes, tax planning, and major life events don't stop simply because it's December.

In my own business, I've often noticed that winter transactions tend to involve highly motivated buyers and sellers. I always say that my best deals take place during Christmas. Both the sellers and buyers are motivated, and things just run smoothly. It feels “slow” because I conduct less showings, calls, and appointments - but the ones that take place result in action.

There may be fewer showings, but the people walking through the door are frequently more serious about making a move.

That's one reason I've had some of my most memorable transactions occur during the holiday season.

So When Is the Best Time to Sell in San Pedro?

Well it’s not December…

If your schedule is flexible and your goal is to maximize buyer activity, history suggests that March through mid-June offers the strongest opportunity for sellers.

In fact, when looking at the 9,000+ sales in San Pedro since 2010, buyer activity from March through mid-June was roughly 25% higher than both summer and winter activity.

Spring = best

Summer = very good

Winter = surprisingly resilient

Early Fall = weakest

So if you are an analytical person that tries to time things perfectly, there is your answer.

But the most important takeaway is this:

The best time to sell is when your personal goals and the market align.

Don’t get too hung up on the rankings above.

A well-prepared home that is properly priced and marketed can sell successfully during any season. Timing matters, but preparation, presentation, pricing, and marketing often matter even more.
